Things cost what they cost, right? It seems obvious. If you want to buy $1,000 worth of stock, you’re putting $1,000 of your own money into that investment. There’s no getting around it—whether it’s stocks, bonds, mutual funds, gold, or any other investment, you have to pay what the market demands.

However, real estate is different. When you purchase a property, a bank will typically finance between 75 and 85 percent of the cost. Your responsibility is only for the remaining percentage, which you provide as a down payment. Yet, you control 100 percent of the investment—the property.

A bank would laugh if you asked them to cover 85 percent of the cost of a few ounces of gold. But with real estate, they are more accommodating. If you have good credit and can make a 15-25 percent down payment, the bank will finance the rest.

Banks love helping people invest in real estate, which is fantastic for investors. By having a bank finance the majority of the investment cost, investors can minimize their own financial input. From then on, they reap all the profits from the property. Real estate offers many profit centers.

There are numerous possibilities at every step: from the leverage and instant equity gained at the initial purchase to the rental income and the property’s appreciation, and eventually to reinvesting the profits made. This versatility begins with the initial investment.

The fact that a bank is willing to finance a significant portion of the cost of a real estate investment, while allowing the investor to reap all the rewards, is one reason real estate is such an attractive choice. With the bank’s help, investors can minimize their own financial input while maximizing their potential profits. You don’t have to invest all your money—the bank can help make it happen.
